Dave made an interesting point during his bike ride around Sydney. All houses depreciate. Only the land gains value. It's a logical point. At the same time, if houses always depreciate, there would be no point in investing in renovations besides improving the owners experience. Obviously, most home owers renovate to add value to it or at least rent it.


The lion parents never renovated & they spent as little as possible in landscaping. They just flipped. Most of the houses now sold in Calif* are torn down & replaced by the new owners.


Assuming houses always depreciate & any money invested in renovation is a loss, it makes sense to build the cheapest barndominium possible without regard to all the unnecessary rooms like the wet bar, the living room, the study.
