The more lions thought about it, the more it made sense to finance a house instead of paying cash or paying it off as fast as possible.  The long term interest rate trend is still 0 & definitely below stonk market trends.  Debt or cash initially makes no difference in your net worth but it is a mathematical certainty that financing a house in modern interest rate trends will cost far less than paying in cash.

The mane problem with buying a house is it's a sudden investment & it's just 1 thing.  The 2 commandments of investing are to dollar cost average & to diversify.

What debt provides is a way to dollar cost average into the house & a way to deploy capital in more than just 1 thing.  Drain your net worth for a house & the capital is gone.  Borrow for a house & the capital can be deployed elsewhere.  Some monthly payments are going to be when you were better off buying stonks & interest rates were 0.  Some are going to be when you were better off paying off the mortgage & interest rates were 5%.  Only an omnipotent being can know when going all in on a house is the right move.

There was much appeal to owning a house outright.  Every paycheck could be kept entirely, but the property tax, insurance, HOA fees, manetenance make the idea a myth.  There's no such thing as owning a house outright.  There was a belief that not having a mortgage would lead to more net worth in the long term or faster growth of the remaneing capital, but the remanening capital after buying the house definitely doesn't appreciate faster.  

 The lion kingdom's only mortgage was at 8% in 2006.  It could have been refinanced at any point afterwards to 3%.  There were definitely parts of that term when paying off the mortgage was smarter & parts of that term when buying stonks was smarter, but lions paid it off.  It definitely would be unwise to not pay it off & put the capital in a 0% savings account, but paying it off left no capital of any kind.

Anyways, lions got to thinking about the 1st concerts they went to & what was special about the sound.  When lions think about the best concerts, wide dynamic range, richness, & bass come to mind.  The ultimate venue was always envisioned to be the Curran theater.  For some reason, that one more than Davie's symphony hall or the war memorial opera house was the one.

Imagining being on that stage might help with practicing.  Then, you're always thinking of what's going to make it memorable for the audience.
